Renters rely on their landlords or property management companies to maintain a safe and comfortable living environment. But what happens when a maintenance request goes unanswered — and the leaky faucet, broken heater, or pest issue is still unresolved?

Here’s how to handle it:


1. 📝 Double-Check the Request

First, confirm that your maintenance request was submitted properly. If your property manager uses a portal, app, or specific email process, make sure you followed the correct steps. Include photos, details, and the date the issue began to make your case clear.


2. ⏳ Allow a Reasonable Timeframe

Minor issues may not be fixed immediately, but serious problems — especially those affecting health, safety, or essential utilities — should be addressed quickly. In most states, landlords are legally required to fix urgent repairs in a timely manner.


3. 📧 Follow Up in Writing

If it's been more than a few days and you haven’t heard anything, follow up with a polite email or message. Written communication creates a paper trail in case you need to escalate the issue later.

Each state has landlord-tenant laws that define timelines for repairs and what options tenants have. These may include rent withholding, deducting repair costs from rent, or filing a complaint with local housing authorities.
